Illegal HMO With No Fire Plan Lands Owner In Court

There are always cases where serious fire safety breaches are found on properties by fire brigades up and down the country. A recent example saw a London landlord given a large fine for his failure to address several fire safety issues.

The landlord, who ran an unlicensed HMO (Home Of Multiple Occupancy) in London's Muswell Hill area, was fined £12,520 following the discovery of fire safety breaches concerning one of his properties. The London Fire Brigade had been initially contacted, regarding problems at a three-storey house, where they discovered the fire safety issues. The house had been altered to such an extent that it contained nine different flats; a breach of planning, letting and safety laws

The landlord entered a guilty plea to four offences under the RRO (Regulatory Reform Order), with the London Fire Brigade finding fire doors that were badly maintained and fitted, and no emergency lighting or functioning fire alarm. There was also no fire-risk assessment, though this is something that is legally required.

There have been several other notable instances of fire safety breaches that resulted in fines for the offenders. These included a letting agent in Peterborough, where some fire alarms were even covered up, while a case in Liverpool involved a landlord being fined for a wide range of breaches that endangered life. Another Liverpool case saw elderly care home residents treated for smoke inhalation, as they had been left by staff after a fire broke out. Several additional fire safety issues also came to light in the wake of this particular incident.
